Questions that should be ask before investing in land
Investing in land can be a wise, but prior to even making an offer you should iron out the essentials. If you are going through an agent, start with addressing your questions to him/her. If you are planning on building on the land, ask the agent if this is possible. You should also consider speaking to a proper authority or professional to get details on permits, zoning rules, sewage and setbacks. These questions would be better answered by town officials.
Remember that the answers you receive should be verified with supporting documentation. When asking questions, remember to state that you will need documented proof. If answers seem vague, speak to a professional on the subject. If your not happy with answers or the authenticity of the document, don’t hesitate to get a second opinion.

Can I build on this land?
Are there any deed restrictions or encroachments?
Does this land have any protective covenants?
Are there any common facilities?
Are there homeowner association fees?
Is any of the areas of the land designated to wetlands or flood-plan?
Does the land have access to electricity, water, sewer and gas?
Are the boundaries clearly and correctly marked?
Is there potable water to the site? and if so what is the flow rate and water quality?
Is there adequate road frontage and right of way for building?
Is the road publicly maintained?
