Okay, now hold your horses for a second. Before you rush to sign the contract, there are a few things you may want to consider doing before you put your signature on paper. Are you fully aware of what potential problems the house may contain? Do you know for sure if it is structurally sound? And how about the durability of the foundation? Basically, have you looked into getting a home inspection done first? If you haven’t, then let me implore you to change your mind and get the house inspected by a professional.
This is going to be your hard earned money paying for it and you will be investing time and effort to make this the home you want. A home inspector can assure you that you will be getting your money’s worth. Imagine moving into a place only to discover a severe termite infestation, substandard plumbing, or outdated wiring. The cost to take care of these issues will be yours of you sign that paper without the foresight of having an inspectors report. Basically, what appears to be your dream house could have the potential for a nightmare if your aren’t fully aware of the issues.
As for us potential buyers, we can sometimes posses a tendency to have blinders on when looking into purchasing a house. The rumor is that good houses get bought quite rapidly. Bargains don’t come around very often. We’ve all heard the horror stories of how difficult the market is at this time, though if the truth were to be told, it really isn’t as bad as we’ve been told. In fact, the market has been improving quite rapidly. With this in mind, not every house will disappear in a moment’s notice. Therefore, we can take the extra time to make sure that a property is everything it appears to be on the surface.
The home inspector is there to give you the assurance that your investment will be worth it. Yes, it is true that it may be an extra expense. But when you consider the cost to solve some of the above mentioned problems and others, doesn’t it make sense to pay that little bit extra rather than a ton later, including the headaches involved.
