Buying a house is no small matter. It requires great attention to details and an clear eye. You need to get objective when examining a home to buy. So you can start by imagining the home naked – the walls of course. Instead of the pretty colors on the walls, look at hold old the appliances are and what shape the floors are in. Also, examine closely for any mold whatsoever, or damage to any structure of the house.
How old the furnace is and the age and condition of the windows, will affect your ability to heat the home. These will directly impact the cost of the house. Examine the roof, while you are at it. If it sags in any spot, even a little, it means there is water damage. Replacing an old roof is expensive enough, but repairing structural damage is very costly.
Check the basement walls for mold. This will tell you where water is leaking in from outside. Every repair adds cost to the house. The amount you pay for the home should be adjusted to compensate for these additional costs.
Never buy a home until you have had it properly inspected by a certified home inspector, who does not work for the real estate company that is helping with the purchase. If he misses anything, you can be compensated for his negligence. It is a small price to pay him to do his job, in order to know fully the true condition of your next home.
